Why Pricing Is More Than an Algorithm

When homeowners ask me what their home is worth, they're usually expecting a number. I'm usually thinking about buyers. That may sound like a strange place to begin, but I've found that successful pricing has less to do with determining what a home is worth and more to do with understanding how buyers are likely to perceive its value. Those aren't always the same thing.

Today, it's easy to get an estimate of your home's value. Zillow, Redfin, Realtor.com, and countless other websites can generate one in seconds. I think those tools are useful because they give homeowners a general sense of the market, but they're only a starting point. Algorithms analyze data. Buyers make decisions.

Before a buyer ever walks through your front door, they've likely spent weeks studying homes online. By the time they visit your home, they've already formed opinions based on everything else they've seen. They're not comparing your home to an algorithm. They're comparing it to every other home they're considering.

One thing I've learned after more than thirty years living and working in Leesburg is that there isn't one housing market. A buyer looking for a historic home near downtown often has very different priorities than someone searching for more space in Woodlea Manor, Lansdowne, River Creek, or another Leesburg neighborhood. Even within the same price range, buyers evaluate homes differently depending on the setting, condition, floor plan, lot, and competing inventory. That's why pricing can never be reduced to a formula.

When I begin evaluating a home, I certainly study recent sales. They tell me where the market has been, but that's rarely where my analysis ends. I'm equally interested in the homes currently on the market, the properties that have recently gone under contract, and even the listings buyers chose not to purchase. Together, those homes tell the story of today's competition, and that's the market your home is about to enter.

Over the years, I've seen two homes with very similar square footage and features produce very different results. One attracted immediate interest because buyers recognized its value. The other struggled—not because it was a worse home, but because buyers didn't see enough value compared with the alternatives they had already considered. That's buyer behavior, and understanding it is just as important as understanding the market data.

My background as a Certified Residential Appraiser taught me how to analyze comparable sales and identify the factors that influence fair market value. Real estate has reinforced something equally important: buyers ultimately determine how that value is received in the market. Pricing should reflect your home's strengths, today's competition, current buyer expectations, and how your home is likely to be perceived when it enters the market.

The goal isn't to convince buyers your home is worth more than it is. The goal is to help buyers recognize its value compared with every other home they're considering. That's a very different way of thinking about pricing.
