More Exposure Is Not Always Better Marketing

It's easy to measure real estate marketing by how many people see a home. More views, more impressions, and more advertising can certainly increase exposure. But exposure alone doesn't tell us whether the marketing is working.

The audience matters. A thousand people casually scrolling past a listing aren't necessarily more valuable than a much smaller group of buyers actively looking for a home like yours. Good marketing should put the property in front of the people most likely to consider it and give them a reason to pay attention.

That starts with understanding the home itself. A historic property near downtown Leesburg appeals to buyers differently than a large home on several acres or a property in River Creek. The photographs, description, video, advertising, and even the features we emphasize should reflect the buyers most likely to appreciate what makes that particular home desirable.

I also think marketing needs to reach buyers more than once. People rarely make a decision about a home because they saw a single advertisement. They may first notice the property online, see a video several days later, return to the listing, discuss it with their agent, and eventually decide to schedule a showing. Each interaction gives them another opportunity to consider the home.

This is where simply accumulating impressions can become misleading. A marketing campaign can generate large numbers without changing buyer behavior. I'm much more interested in whether the right buyers are noticing the property, returning to it, sharing it, scheduling showings, and ultimately considering it against the other homes they could purchase.

The objective is still exposure, but it should be purposeful exposure. The strongest marketing puts a well-presented home in front of the right audience often enough for interested buyers to recognize its value and take the next step.
